STEP 1 – AMUSE-BOUCHE

  • This is our introductory meeting, where we get to learn more about each other and your home. We’ll walk through your home and offer advice on how to get your home ready for a sale. We’ll also discuss the current state of the market, pricing, marketing strategies, needs, timelines, your reason for selling and much more. We’ll help you come up with a customized plan tailored to you and your needs, using our proven system.

STEP 2 – L’APERITIF

  • This step consists of the listing process, where we discuss and review all the documentation, including the listing agreement which will determine; the date the property will be listed exclusively and then on MLS, the Selling price of your home, commission, length of contract, and additional terms. Other documents could include; Working with a Realtor, Seller directions Regarding the Property, Advertising Agreement, Listing Information Form, Lockbox Authorization, Property Expense Request and OREB Schedule A and Data Form. This may sound like a lot but we will walk you through every document and answer any questions or concerns you may have.

STEP 3 – LA SALADE

  • Your home is listed with us congratulations! Now what happens next? Depending on what strategy we have decided to move forward, this part will very between every Seller. Work on your home begins, a list of suggestions to best get your home ready was provided to you during the listing process, please complete these, in order to get maximum value for your home. As you are working away at cleaning, fixing and decluttering, we will decide the next steps, whether it is hiring a home staging consultant, scheduling a time for the professional photographer and launch the Marketing process. The Marketing process typically includes, yard signage, your home listed on Multiple Listing Service (MLS), on our website, and company website, on Realtor.ca within 24-48 hours, on Zillow for any potential American Buyers, Open Houses may be scheduled, feature sheets will be printed and distributed and much more. This step is crucial to a successful sale, and to gain traction with potential Buyers!

STEP 4 – L’HORS D’OEUVRE

  • Now that your home is show ready, we can start showing it to potential Buyers! At Century 21, we employ full-time employees that will be able to help answer questions regarding your listing and book showings. We are also partnered with Showing Times, which allows other Realtors to schedule showings to visit your home. You will get a notification, either a phone call, text or email, which you can conveniently accept, reject or offer another time or day which is more convenient for you. Showing instructions will be provided to the Buyer’s Realtor, such as please remove your shoes, shut the lights on your way out… Once confirmed a showing will take place at your home for prospective Buyers who will be accompanied by their Realtor. After the showing takes place will be following up with that Realtor to get some feedback about their visit. We will then discuss the feedback with you and go forward from there.

STEP 5 – LE DESSERT

  • The sweetest part of the process is left until the end, we receive an offer or multiple offers! We will review all offers with you, help you choose which one best suits you and then discuss negotiating strategies which we can implement. We will also scrutinize any clauses or conditions added in Schedule A, and make suggestions accordingly. Following an agreed deal, we’ll help prepare you for the potential of a conditional period, send documents to your lawyer and prepared for the actual move.
